What "with cash" really means
A "cash" buyer doesn't need bank approval, a mortgage appraisal or loan disbursement wait. That's why we can decide in 24 hours and sign within a week. But the money itself flows non-cash by law (the payment restriction law limits cash payments to 270,000 CZK daily) — through attorney escrow, your main safeguard.
The timeline is always the same: deposit at contract signing (up to 1,000,000 CZK with us) and balance after cadastral registration. Registration has a statutory 20-day protection period and typically takes ~22 days. Anyone promising you the full price "within 24 hours" is hiding how the cadastre works — or offering you a loan, not a purchase price.
How to spot a fair buyer
Ask for a written offer with breakdown (market price → deductions → purchase price), attorney escrow, clear deposit amount and timeline. Red flags: pressure for quick signing, "price will be confirmed after document review", payments outside escrow, signing a promissory note or mortgage "just in case", and promises of 100% market price.
We typically offer 10–25% below market price — and can justify it item by item. That's the whole trick of fair purchasing: no tricks.
