Deposit vs. final payment — why we distinguish
Ownership transfers only with cadastral registration. The cadastral office cannot decide before the statutory 20-day protective period and average registration time is ~22 days (ČÚZK). No one in the Czech Republic can legally pay you the full purchase price "within 24 hours" — but we can pay the deposit. With us up to 1,000,000 CZK immediately upon contract signature, the balance from attorney escrow within 5 days of registration.
Attorney escrow — your safeguard
The full purchase price is deposited with an attorney before filing for registration. It releases according to precisely defined conditions: deposit to you upon signing, creditor payments upon documentation, balance to you after registration is completed. You never sign the transfer based on trust alone.
What to prepare
- For inquiry: nothing — just address or property ID and contact.
- For offer: basic condition info; for debts, creditor statements help (we can request them too).
- For signing: ID and bank account number. Our attorney handles everything else.
When purchase doesn't make sense
When you're not in a hurry, the property is in good condition and without legal defects — then a regular sale through a real estate agent probably yields more. We'll tell you straight; a non-binding offer also serves as a second opinion.
