Purchase Process
How quickly will I get an offer? +
In writing within 24 hours, for complex legal defects within 48 hours. The offer includes calculation breakdown and deposit amount.
When will I get the money? +
Deposit up to 1,000,000 CZK at contract signing. Balance from attorney escrow after cadastral registration — 20-day statutory period, averaging ~22 days.
Do I have to vacate or repair the property? +
No, we buy it as-is — including furnishings. We handle vacating.
Who pays the lawyer, escrow and cadastre? +
We do. Complete legal service is included in the price, you pay no fees or commission.
Can I withdraw from the sale? +
Anytime before contract signature, without penalties and without giving reasons.
Price and Deposit
Why don't you offer full market price? +
We buy immediately, with risk and without conditions — fair range is 10–25% below market price depending on condition and defects. Promises of "up to 100%" are marketing: that "up to" never happens in practice.
How do you set market value? +
From real sale prices in the cadastre for the location, property condition and demand. In the offer you see comparison and all deductions.
What lowers price the most? +
Poor technical condition, foreclosures and mortgages, easements, tenants and co-ownership. We itemize each factor — no flat "minus 40%".
Deposit up to 1,000,000 CZK — when is it lower? +
Deposit amount depends on property value and legal situation (for properties with debts, a larger part goes to creditors). Exact amount you see in the offer before signing.
Law and Safety
How do I know I won't lose the property without payment? +
Purchase price is in attorney escrow before filing for registration. Ownership transfers by registration — and that money is already secured for you.
Will you buy property in foreclosure? +
Yes, in cooperation with the official — we pay debts from purchase price. If auction is threatened, call immediately, we prioritize.
Are you a real estate agency? +
No. We buy for our own account — we do not mediate or charge commission. We are an obliged entity under AML law and perform client identification.
Do I pay tax on the proceeds? +
If you meet the time test (5/10 years depending on acquisition date, for inheritance in direct line the settlor's time counts), the income is exempt. Verify your specific situation with a tax advisor — we'll provide basic information as part of our service.
How do you handle personal data? +
We collect only the minimum needed, processing is described in privacy policy. Analytical cookies only with your consent.
