How to download an extract from the land register? An electronic extract from the land register can be obtained in the Public Access to the Land Register application on the State Administration of Land Surveying and Cadastre website — cuzk.cz. Access is free and available to anyone to look up important property information.

How to get a land register extract online? After finding your chosen building or parcel on the cadastral website, simply select the extract format you need from the right side of the page. Options include cadastral map copy, land information and the partial and complete extract options mentioned above.

How to download an ownership certificate from the register? If you don't want to visit offices, you can request an extract by mail to the cadastral office address — they have 30 days to process and send it to you after payment of the administrative fee. Czech Points (government access points) are often located in post offices and some local authorities. Ownership certificates are available on the spot.

How to view ownership certificates online? Certificates can be viewed remotely at www.cuzk.cz – Public Access to the Land Register. The application allows you to obtain selected data about parcels, buildings, apartments and building rights recorded in the land register. Access requires no registration and is free.

Where to print a land register extract? You can get a land register extract at any Czech Point, from a notary or at the land register office. You can also have it mailed, but processing can take up to 30 days.

How much does an extract cost? The first page of an extract costs a maximum of 100 CZK by law; each additional page costs a maximum of 50 CZK.

How do I read a land register extract? When reading an extract (LV ownership certificate), focus on section B, which contains specific property data: parcel number, building number, unit number, including area, land type and use.

How do I download an LV? A request can again be obtained online from the cadastral office website and then sent to the office via data box, email with recognized electronic signature, mail or in person.

Where to get a land register extract? Extracts are also issued at post offices, municipal offices, city district offices, registry offices, regional offices, notaries, chambers of commerce offices and embassy offices. If you don't have time for a personal visit, you can send a written request to the cadastral office.

What does a land register extract contain? It is a public register containing data about properties, their description, geometry, location and recorded rights to them. Data is used primarily to protect property rights, property valuation, environmental protection, tax and fee purposes and others.

Land Register Extract

ONLINE ACCESS TO THE LAND REGISTER. Land register online, land register extracts, cadastral maps, Czech cadastral office. A land register extract (ownership certificate LV) is a public document proving the status of a given property recorded in the land register at the time of issuance. It is marked with an ownership certificate number and as a public document must bear the date, round stamp of the cadastral office with the state emblem, name and signature of an office employee, and a revenue stamp or administrative fee receipt. Some LV information can be found at ONLINE public access to the land register. You can find the ownership certificate number for the building and the certificate numbers for each apartment unit. However, individual certificates and cadastral maps cannot be viewed on these public pages. That information requires another online service called remote access, which requires registration and is subject to a fee. Besides these online applications, you can pick up an Ownership Certificate in person at the appropriate cadastral office.

Description of a Land Register Extract or Ownership Certificate LV

Section A contains detailed information about the property owner, and if there are multiple owners, information about them and their shares.

Section B contains precise property identification (parcel numbers, their areas, building description or identification numbers, land type and use). Pay close attention to whether the owner owns only the building without land, or also owns the land the building stands on. In the latter case, the certificate will note "ownership of land and building."

Section C contains information about restrictions on ownership rights affecting the property. These include for example easements, pre-emptive rights or security interests. For owners who are legal entities, you will also find entries about bankruptcy.

Section D Along with Section A, this section helps you determine legal relationships to the property. You find so-called notes informing you that for example a lawsuit has been filed in court regarding ownership, the property is joint ownership of spouses or that expropriation proceedings have been initiated.

Section E here you find acquisition titles upon which the ownership right to the property arose (e.g. purchase agreements, occupancy permits, donation agreements, etc.).

Section F this section is reserved for information about bonded soil-ecological units related to parcels.

At the end of the extract are proceedings that affect property legal relationships. Instrument numbers, reference number, cadastral office name or office, date and time the extract was issued, and the name, surname and signature of the person who issued it. Don't forget the stamp!

How to search for a map in the online LAND REGISTER ACCESS?

Display your desired map in the online land register access application

  • Click on one of the links (images) above. The "land register access ČÚZK" page opens.
  • Click the "Map" link in the top bar and go to the "Map Display" page.
  • Click "display Czech Republic overview map" and a map of the entire Czech Republic opens.
  • Now go back to the previous "land register access ČÚZK" window and enter the name or code of the cadastral territory you want to search for in the text field (e.g. Krásné Pole).
  • After clicking the "Search" or "Enter" button, the dropdown automatically displays Cadastral territory: Krásné Pole (Ostrava-město district);673722.
  • Click "select" and your requested map (Krásné Pole, Ostrava-město district) automatically displays in the Czech Republic overview window.

Navigating the map in online land register access

  • The plus (+) and minus (-) magnifying glasses are for zooming in and out. First click the left mouse button on the button, then click on the area of the map you want to zoom in or out. Quick zoom is activated by left-clicking and dragging the mouse over your desired area. This creates a rectangle that displays in the window when you release the button.
  • The hand icon is for fine panning on the map in your desired direction (press the left mouse button over the map, hold it and move the cursor in your desired direction; the map begins to pan).
  • On the map you can measure distances, area or adjust scale as needed.

Through the map you can easily find additional information such as property owner, area, LV number (ownership certificate), property protection method, BPEJ list (bonded soil-ecological units) and other data. For example, to get owner information, once you have the parcel displayed whose owner you want to find, click the (i) button with the blue information mark and red cross and then click in the parcel area. In the original Land Register window (first window) the information automatically displays. In one window you have the map displayed and in another the owner information you searched for.

Land register online, land register extracts, cadastral maps, Czech cadastral office. The application allows you to obtain selected data about parcels, buildings, units (apartments or non-residential spaces) and building rights recorded in the land register and further information about the status of proceedings for the purposes of recording ownership and other rights of authorized entities to properties in the Czech Republic, or for the purpose of confirming geometric plans.

Land register access requires no registration and is free. To display the complete set of information, entry of CAPTCHA or login via ID or remote access customer account to the land register is required.

Parcel search – Entering the municipality is optional. You can use it if you don't know the cadastral territory name but know the municipality where the territory is located.

Building search – A building can be found by entering an address (RÚIAN address point). If you can't find the building by address, continue in the bottom part of the form by gradually searching through Municipality and then municipality section + building number or street and description number.

Unit search – A unit can be found by entering the building's address (RÚIAN address point) and then selecting the specific unit. If you can't find the building by address, continue in the bottom part of the form by gradually searching through Municipality and then municipality section + building number or street and description number.

Proceeding search – If you don't know the proceeding number V or Z but know the submission journal number (PD) you received at the office, select Submission Journal as the proceeding type, search the proceeding in the submission journal, and in the list of connected proceedings, the related V or Z proceedings will display.If you don't know the submission journal number, search the proceeding by date received. If you filled out the registration proposal electronically, you can find the V proceeding number using the auxiliary proceeding number ZPV printed on your proposal form.
