Buyers use this to ensure they're not overpaying. Property valuation is also needed for inheritance proceedings or if you're financing purchase, construction or renovation with a mortgage.
A rough property valuation can be done online by anyone; accurate valuation is only done by an appraiser. This can be either a court expert, whom people consult in legal disputes, or a private appraiser, typically a real estate agent whom clients contact mainly for property sales or purchases, but also during inheritance proceedings. A third option is a bank appraiser who does valuations for mortgage purposes. For property valuation to be accurate, the price must be calculated from a statistically significant amount of data from two sources. Besides data from ads with asking prices that can differ from actual sale prices, you need to work with land register data — actual sale prices from purchase contracts.

It's fair to say the best appraisers come from real estate agents. Five years of experience is the first requirement, then they must submit three sample valuations and analysis of their local market. Analysis and valuation sometimes come from expert reviewers; the applicant is invited to an exam. They'll take photos, ask about house age, whether renovations occurred, utilities age and measure rooms. Your furniture won't matter. The rest of the work is done at the appraiser's office or at home. They'll compare the area, amenities, check listings and eventually determine the estimated price. What affects valuation amount? Location always affects price the most. The more attractive, the higher the price and vice versa. The property itself obviously determines price too – size, age, condition and quality of work. An appraiser, also called a property appraiser, is a person who creates market valuations of specific property types. Most commonly valued property includes real estate, movable property, intangible assets (e.g. software) or financial assets. Appraisers conduct their activities under a business license.
Generally, insurance value can be set in three basic ways: the insured determines price themselves, property price is set according to typical price (i.e. price valuation is done), or construction value is calculated (i.e. the price at which comparable property could be rebuilt). One of the most common and simplest ways to find property price is through expert assessment. Find an appraiser in your area – you'll certainly find many online – and arrange a property visit. Annual net rent is the amount you want to earn yearly from rental. It's calculated as property price × capitalization rate. You won't get around property valuation when getting a mortgage, insuring your property, dealing with inheritance, dividing co-ownership or in other cases. In practice it takes approximately five days (the appraiser visits, checks and completes the valuation). Some banks today offer free valuation preparation and submission to the cadastre.
